RENT PAYMENTS

Q- WHEN IS MY RENT DUE?
A- Rent is due on the 1st of each month, but is considered late as of the 6th. If rent is paid after the 6th, you must include a late fee payment.


Q- HOW DO I PAY MY RENT?

A- You may pay your rent in person or online. You may drop of a check, money order, or cashier's check to North State Realty located at 7818 HWY 3, Hayfork CA 96041. If it is after hours, please use the black dropbox to the left of the front door. Your payment must include your name and address. CASH IS NOT ACCEPTED. Rent may also be mailed to North State Realty, P.O. Box 1300, Hayfork CA 96041
For online payments, you must set up an account through
RentCafe and pay with ACH, debit, or credit card. If you need help setting up an account feel free to contact us. 
  

 

REPAIR REQUESTS
Q- HOW DO I SUBMIT A REPQIR REQUEST?
A- We understand issues can happen. If you need a maintenance request, you can sumbit on through your online RentCafe Portal. 
You may also call or text Emma at (530) 739-8065, call our office and as for Mark or Emma at (530) 628-1000.
If it is an emergency situation and you cannot contact Emma, please reach out to Mark directly at (530) 739-5603.
Please provide detailed description of the repair request alsong with photos or videos of the problem. This will assist us in contacting the right vendor to repair the issue. We do our best to respond in a timely manner. 




PREPARING TO MOVE OUT

This is a good time to review your lease/month to month rental agreement. If you on a month to month agreement, we require AT LEAST 30 days written notice of your intent to vacate. The notice must include your name, address, date you will be vacated (no less than 30 days), and your forwarding address. You may request a pre-move out inspection within 2 weeks prior to your move out date. During this inspection we can give you a better idea of what conditions should be corrected to receive as much of your security deposit back as possible. 
Contact Emma for a move-out and cleaning checklist to ensure that you will get as much of your security deposit back as possible. 

 

Move Out Day
Once you have completely vacated the rental of ALL of our belongings and trash, it is expected to be in the same condition as it was upon move in. Depending on the length of tenancy there is normal wear and tear considered. Our staff will do a walk through and final inspeciton. All keys must be surrendered at this time. Security depoists will be reconciled within 21 days of vacating the property and mailed to your forwarding address provided on your written notice to vacate. Funds will full accounting will be mailed to the forwarding address you have provided us.
